bulletI am writing this letter on behalf of real estate agents everywhere.  We found a property on our own that was perfect.  The house was for sale by owner and the sellers would not deal with a REALTOR®, only with our lawyers communicating.  We made an offer through the attorney, went back and fourth in negotiations, and had our offer accepted.  Immediately, we listed our house with a REALTOR®.  Four days after our offer was accepted, the sellers sold the house to another couple, out from under us.  Due to the red tape of dealing with lawyers, the sellers had delayed returning the final signed offer long enough to spot their house and take a different offer.  When we find another house we know that our REALTOR® will be there every step of the way to make sure that the deal goes perfectly.

I was a REALTOR® skeptic at one time, believing that I had the tools to take care of the deals myself.  This experience has confirmed for me that if you are buying or selling, you need to have a REALTOR® at your side for advice, guidance, and knowledge.

bulletOur REALTOR® was a great person to work with.  She was always there to answer any of our questions.  Easy to reach anytime, and always willing to listen to our concerns about selling and never judged us.  Very knowledgeable about the market and what price to place on our home.  We started out for sale by owner, but had no luck.  Our REALTOR® made everything easy and sold our home fast.

bulletMy wife and I decided that when it came time to put our house on the market due to an out of state move, we would try For Sale By Owner.  In over a month's time, we had exactly three responses to our advertising.  None of these showed an real interest in our house.  However, during the FSBO period, a REALTOR® called and offered us a free, no obligation market survey.  He spent a few minutes with me to explain a little about the current market, and what his company would do for us should we decide to go with a REALTOR®.  After that month of waiting, we turned over the sale to the REALTOR®

Signing the contract took place on Wednesday, and by Saturday morning, the first prospective buyers were shown the house.  They came back Sunday, and by Sunday evening they had made an offer.  By later Sunday evening, the buyers accepted our counter-price, and the sale was struck.  During all of this , our REALTOR® gave us his professional advice and suggestions for pursuing and completing the sale.  Looking back on this now, it would have been a real challenge to continue with the FSBO route.  We are glad that we turned the sale of our house over to our REALTOR®.  He helped us so much to get through the sale and closing requirements, even at long distance, since we had already made our move before all was completed.

Institutions that work with Real Estate transactions

There would be three observations I would make about the majority of "for sale by owners" that I have closed.

  1. They leave money on the table by netting less money than their neighbor who sold through an Multiple Listing Service.
  2. They are usually shocked at the amount of work they have to do after they write the offer.
  3. There are quite a few stories about scary showings, no show appointments, and buyers wanting everything from furniture, antiques, artwork on the walls, or all of the tools in the workshop.

     Give me a REALTOR® assisted transaction any day.

bulletDuring my past 26 years experience in mortgage banking, I have witnessed many FSBO transactions that have fallen apart or incurred lots of unnecessary fees for delayed closings.  This is a result of lack of industry knowledge from the buyer and seller trying to work without REALTOR® representation.
 
bulletI have been in the real estate industry for the past 19 years.  Being the manager of a title company, daily I experience the value of REALTORS®.  Any time a REALTOR® is involved in a transaction, things get done.  There are many variables within a real estate transaction and the service REALTORS® provide is like having a personal assistant for each closing.  Details don't get overlooked, the momentum of the transaction keeps moving forward and problems are addressed.  Recently, I sold my personal home and purchased a new home.  While I am more than capable of handling all aspects of a real estate transaction, I used a REALTOR® to list my home and purchase my new home.  I didn't give it a second thought; it's nice to have an expert working for you.
